Jumbo Mortgage Options You May Not Have Known Were Available

If we rewind back to when COVID first started, the jumbo lenders locked up and there weren’t many options available. Now, the lenders are coming back and creating more opportunities in the market.

I wanted to share a few things that you may not think were available in the jumbo lending industry. Often, people jump to conclusions that jumbo loans require 20% down, 680 or better credit score, etc. But there are more financing options available now, and our team is here to help you access the funding that you need to buy your home.

Options for Jumbo Loans

Here are a few things that are available that you can take advantage of today:

  • Now there are jumbo options available to 95%. In most cases, anything over 80% is not going to have mortgage insurance included.
  • We have an option for borrowers to get jumbo loans with credit scores down to 620.
  • Shorter seasoning for things like foreclosures, short sales, and bankruptcies. In some cases, down to as low as the range of 2 to 4 years.
  • Loan amounts are flexible. We’ve got two different investors that are willing to consider any loan amount.
  • Bank statement programs – such as qualifications for self-employed clients. For example, if you are aggressive on your taxes, we can use personal or business bank statements.
  • Some people have a lot of assets, but no income. We have a program where if you have enough assets to cover the purchase price plus an additional amount to service the debt, then we can help you get the financing. For example, if a homebuyer has $1 million in their account and they want to buy a home that is $1.5 million, then we can find a way to make that work – even if there is no income to speak of.
